Abstract

The property valuation is essential when determining the amount of a mortgage loan, which directly affects bank solvency. In the joining process of banking supervision in Europe we will have to address the unification, or at least the convergence of our appraising systems. In this paper we study the Spanish system, based on appraisal companies supervised by the Bank of Spain, the situation of the sector in Spain and the very different systems coexisting in Europe. We think the Spanish system, once corrected the weaknesses that were highlighted by the crisis, can serve as an example for the future European system.
